Vermiculite testing can confirm whether or not asbestos is present in your insulation, whether in the attic or basement. If you’re planning renovations that will disturb the vermiculite, or if you are considering selling or buying a property that contains vermiculite, it’s a good idea to schedule a vermiculite testing beforehand. As asbestos is found in the dust of vermiculite, it is impossible to visually confirm the presence of asbestos since asbestos fibers are microscopic. Only a thorough analysis through a vermiculite test can confirm the presence of asbestos. If the sample results in a concentration equal to or greater than 0.1%, your vermiculite test will show a positive result for the presence of asbestos.
Did you know: During a real estate transaction, banks and insurance companies may require a vermiculite test to detect the presence or absence of asbestos because it would increase their risk. Therefore, do not wait until the last minute if you are located in the greater Montreal, Longueuil, or Laval area. Contact us now at 514-400-9946.
What are the chances of my house being insulated with vermiculite?
Vermiculite was a popular insulation material between the 1920s and the late 1980s due to its fire-resistant and insulating properties. If your house was built during those years, it is highly likely that it contains vermiculite. An attic inspection could confirm this, and in case of doubt, a vermiculite test can detect the presence of asbestos. Frequently asked questions about vermiculite testing and asbestos testing:
If you don’t touch a material containing asbestos, it is not dangerous because asbestos is found in the dust of the material, so it will not release dust into the air. However, these materials are friable, meaning they can easily crumble, and when disturbed, they can pose a health risk by releasing a significant amount of dust, including asbestos particles. Additionally, some banks may refuse to lend to a potential buyer, and some insurance companies may not insure the property until a vermiculite or asbestos test is conducted.
Vermiculite testing is essential to certify the presence or absence of asbestos in the sample analyzed. However, the way the sample is taken plays a crucial role. If the sample is poorly taken, or mixed with other samples in the same bag, the result is likely to be a false negative. That’s why it’s always preferable to have a professional perform the sampling. In addition, the analysis requires a minimum of three samples to be analyzed successively. If the first sample detects traces of asbestos, the analysis is interrupted, and a report will indicate that the vermiculite contains asbestos. On the other hand, if no traces of asbestos are detected, the other samples will also be analyzed. If the analysis of the third sample detects asbestos, the analysis will conclude that asbestos is present throughout the vermiculite. If not, the vermiculite test will state that there is no asbestos in the three samples analyzed. It’s important to note that there’s no guarantee that a fourth or fifth sample would have given a positive result. That’s why it’s not possible to certify with 100% certainty that an attic contains no asbestos, despite an analysis.
There are several materials that may contain asbestos and were installed between the 1920s and the 1985s. Here are a few of the most common:
– Stucco (wall finishing)
– Plaster on lath // Joint compound on gypsum
– Vinyl and acoustic tiles
– Vermiculite insulation
– Insulating sheathing around pipes / furnace or insulating board above a furnace
– Certain types of exterior siding
If you have any of these materials in your home dating from 1985 or earlier, contact us for sample analysis at 514-400-9946!
